Rock Milling in Manor, TX
Most Manor tracts are clay. When rock does show up in the way of a pad, we mill it.
When this applies
Blackland is clay first. Rock on the Manor side is the exception: caliche lenses on higher ground, an isolated outcrop, or an old road base somebody buried. You usually find it when the pad goes in and the grader stops.
Milling grinds it in place into a workable base instead of hauling it off and importing fill.

Rock milling questions
How do I know if my tract has rock?
On the Manor side you usually find out when the pad goes in and the grader stops. Caliche lenses sit on higher ground, and old buried road base turns up where something used to stand.
A photo of the exposed rock is enough for us to tell you which conversation to have.
Is milling cheaper than hauling the rock off?
Usually, when the rock is isolated. Milling grinds it into base where it sits: no trucks, no imported fill, and the pad keeps its footprint. A big ledge changes the math, and we will say so.
Does milled rock make a usable pad base?
Milled caliche compacts into workable base material. The builder or their engineer has the final word on what the pad needs; we hand over material, not a certification.
Is rock milling a separate trip?
Usually a line on the homesite prep quote, not its own mobilization. If rock shows up mid-job we price the milling and keep going instead of demobilizing.
