Where this is

Whisper Valley is a master planned community on the east Travis prairie between Manor and the 130 corridor. Mailing addresses often read Manor, TX 78653. It sits in Travis County under a City of Austin limited purpose annexation and a public improvement district, which means it is not inside the City of Manor even though the mail says Manor. All of that is from the community's official FAQ, dated April 2026, and we would rather cite it than paraphrase a listing.

The ISD question

The official Whisper Valley FAQ lists Del Valle ISD. Realty blogs and many listings say Manor ISD, and the 78653 address makes that an easy assumption. We are not picking a side in a headline. If it matters for your decision, confirm directly with the district.

Builder lot or owner lot

Builder lot

A pad to be cleared before the foundation, on a schedule, with the builder's survey in hand. Partial day, rough clear, roots out inside the footprint.

Owner lot

Bought two years ago, grown up since, and now either the HOA or the builder wants it walkable. Mulch it, flag the corners, send dated photos.

How a Whisper Valley lot goes

  1. Photos and plat

    Street view, back corners, and the lot number.

  2. Ballpark

    We call with a range and note any drainage or easement lines.

  3. Clear

    Mulcher on the lot, pins visible, kept trees flagged.

  4. Hand off

    Builder takes it from a rough pad. Homesite prep page has the sequence.

The phase number

Whisper Valley was in a later phase of build out as of 2026. We are not printing a phase number that will be wrong by the time you read it; ask the community for the current one.

Whisper Valley questions

What school district is Whisper Valley in?

The community's own FAQ lists Del Valle ISD. Many listings and blogs say Manor ISD because the mailing address is often Manor 78653. We quote the official FAQ and leave it there; if it matters to you, confirm with the district.

Is Whisper Valley in Manor or Austin?

Travis County, City of Austin limited purpose annexation, a public improvement district, and mailing addresses that often read Manor. It is not inside the City of Manor. All of that is from the official community FAQ, dated April 2026.

Do you clear builder lots or only overgrown ones?

Both. Builder lots for a pad before construction, and owner lots that have grown up between purchase and build.

What about Colony Park?

Colony Park is a separate development to the west, inside Austin city limits proper. Not the same place.
