Blackland clay and the calendar
Gumbo swells when it is wet and shrinks when it dries, so a pad cut in February mud is not the same pad in July. We do not cut pads wet, and we tell your builder the same so the slab is not poured on ground that has moved.
Dry weather work is faster and cheaper. If you have the choice, schedule the clearing for a dry stretch and let the pad sit through one rain before the builder shoots elevations.

How do I clear land for a house in Texas?
Survey first, then decide what stays, then mulch the tract, then grub and rough grade the pad footprint and driveway path. Utilities and septic come after the pad is roughed in. We do the clearing and rough grade; your builder does the foundation.
Do you do the foundation or final grade?
No. We stop at a rough pad the builder can shoot elevations on. Final grade, pad engineering, and the slab are the builder's scope. We say where we stop so nobody gets surprised.
What about barndos and manufactured homes?
Same sequence, different footprint. Barndominium and shop pads are usually larger and flatter; manufactured home sites need a clean level footprint and a firm driveway. We have done both.
Can you work on wet clay?
No. Black gumbo wet is grease, and a pad cut wet will not hold its shape. We schedule homesite work around rain and tell you the risk when we quote.
