Homesite and Construction Prep in Manor, TX

When the brush is too thick to stake the corners, we clear to the pad so the builder can start.

  • Clear to the pad
  • Rough grade only

The problem

You cannot walk the lot. The surveyor flagged two corners and gave up on the other two, the builder cannot give you a foundation date until somebody can see the ground, and the septic contractor still needs a perc site.

It is a sequence, not a single day of pushing dirt.

Blackland clay and the calendar

Gumbo swells when it is wet and shrinks when it dries, so a pad cut in February mud is not the same pad in July. We do not cut pads wet, and we tell your builder the same so the slab is not poured on ground that has moved.

Dry weather work is faster and cheaper. If you have the choice, schedule the clearing for a dry stretch and let the pad sit through one rain before the builder shoots elevations.

Use cases we see most

Custom home on acreage

Two to ten acres, house on the high ground, everything else mulched for pasture or a yard.

Barndo or shop

Bigger, flatter pad, usually a longer driveway. Often the first building on the tract.

Manufactured home

Clean level footprint, firm drive for the delivery truck, septic site cleared.

New construction communities

Whisper Valley builder lots come with a jurisdiction story worth reading before you call anyone. Whisper Valley → For the platted lot version of this job, see lot clearing. Rock is the exception on this side; if a pad hits caliche or an outcrop we mill it, and that is on the rock milling page.

Homesite prep questions

How much does it cost to clear land for a house in Manor?

A homesite on a small acreage tract is usually one to three machine days depending on brush and whether the pad needs grubbing. Google's AI Overview on Aug 24, 2026 showed $2,500 to $3,600 per day for land and lot clearing near Manor. Send the survey and photos for a real range. Cost guide →

How do I clear land for a house in Texas?

Survey first, then decide what stays, then mulch the tract, then grub and rough grade the pad footprint and driveway path. Utilities and septic come after the pad is roughed in. We do the clearing and rough grade; your builder does the foundation.

Do you do the foundation or final grade?

No. We stop at a rough pad the builder can shoot elevations on. Final grade, pad engineering, and the slab are the builder's scope. We say where we stop so nobody gets surprised.

What about barndos and manufactured homes?

Same sequence, different footprint. Barndominium and shop pads are usually larger and flatter; manufactured home sites need a clean level footprint and a firm driveway. We have done both.

Can you work on wet clay?

No. Black gumbo wet is grease, and a pad cut wet will not hold its shape. We schedule homesite work around rain and tell you the risk when we quote.

Send the survey and photos

Survey PDF if you have it, and photos from each corner you can reach. We call with a day range and a sequence.
