The land around Hutto

Hutto is in Williamson County about thirteen miles north of Manor, where SH‑130 meets US‑79. It is growing faster than anywhere else we work, and about half the calls are for new construction lots while the other half are for the mesquite prairie those lots are being cut out of.

The prairie is the same blackland as Manor, with the same mesquite and less yaupon because there is less shade. Pasture that came out of cattle a decade ago has closed into thicket along the fences and in the corners, and a lot of it is now owned by people who bought five acres to build on and cannot find the corners.

The lots are different from Manor's: newer subdivisions, tighter setbacks, HOAs that are still being formed, and a lot of lots that were graded once and have since grown back. Clearing those is a partial day, close to neighbors, with drainage easements to respect.
